What are The Plug and Sockets etc. (safety) Regulations 1994?
These regulations relate to the supply of any plugs, sockets, adapters or fuses intended for domestic use, with a working voltage of not less than 200 volts, and also the supply of any appliance that has a plug fitted.
As a Landlord you are liable as a supplier.
What checks can I make to ensure that electrical appliances are safe?
Part 1 of the Regulations requires that any plug, socket or adapter must comply with the relevant British Standard. BS1363 covers 13 Amp fused plugs, switched and unswitched sockets. Plugs must be fitted with a fuse that conforms to BS1362. Fuses must be correctly rated in accordance with the standard, or in accordance with the manufacturers instructions.
Part 2 of the Regulations require that appliances that connect directly or indirectly to a socket comply with BS1363.
Part 3 of the Regulations require that a standard or conversion plug be legibly marked or labelled identifying its approval.
What are my duties as a landlord?
Essential
- Check plugs have the correct markings and replace those that don’t
- Check plugs have correct fuse
- A qualified competent person must undertake all electrical work!
Recommended
- Include a list of plugs and relevant fuse ratings in the inventory
- Ensure safety information relating to the correct use of an appliance and operation of a plug is available at the property.
