Why rent privately

It is a commonly held view that accommodation in the Private Rented Sector (PRS) is expensive compared with social housing. However, the diversity of the private rented sector (where the property is, size, condition, local amenities etc) often means that you can find a property that will meet your needs, for a competitive level of rent. In this section you will find information about ways in which you can look for a home and things to consider when contacting a landlord to arrange to view a property.

Private rented accommodation is likely to offer you more choice. Unlike social housing, which is usually within specific areas and similarly built; private rented accommodation can be anywhere and in many forms. This gives you more freedom if you would like to live close to work, a school, family or friends. You may also have more options of the type of property you want to live in; for example the choice between a bungalow or flat or between a housing estate or a village.

There are also pieces of legislation and regulations that private landlords should abide by to ensure that they offer fair property management and safe and healthy homes. To ensure you get the best service from a landlord, look for landlords that are part of a landlord association and accreditation scheme.

Also, if you are not in work or on low wages, it does not mean the private rented sector is out of your reach. You may be entitled to Local Housing Allowance (LHA) and if you feel you need help and support, your local authority and/or supporting charities/agencies may be able to help you.
